Reducing Traffic on Highway 68 by Providing
Local Goods and Services
One of the two primary goals of the proposed
Phelps Family village proposal is to: “Provide a sufficient
scope of goods and services to reduce the need for residents of
the Toro Area to travel on SR 68 to Salinas and Monterey for
their daily needs.”
In an independent survey of over 3,000 local
households, residents estimated that by shopping locally they
would avoid seven trips per week on Highway 68 to
Salinas, Monterey or another outside community. Extrapolating
these estimates means that the village proposed at Corral de
Tierra could reduce traffic on 68 by as many as 23,625 vehicles
per week.
To attract a sufficient scope of goods and
services and to ensure that the quality of retail will match
community needs and standards, the Phelps family has worked with
one of the nation’s most prestigious architectural firms, Hart
Howerton in designing the village at Corral de Tierra.
